The Landlord will be liable to pay the Agent commission to be charged as a percentage of the gross rental income (subject to VAT) received from the tenant at a rate of 12% + VAT (14.4% inclusive. Subject to a minimum 12 month contract and subject to a min fee of £50+VAT (£60 inclusive of VAT) – whichever is the greater). Any additional charges incurred due to the maintenance, repair or servicing work carried out at the Property will be deducted from the net rental income and the balance will then be due to the Landlord.
Landlords please note (on unmanaged properties) you must protect your tenant’s deposit.
In addition to commission the Agent will charge to the Landlord a £395.00 plus VAT (£474.00 inclusive of VAT) set up fee, production of a detailed inventory of the Property, Deposit Protection Services, Photographic Evidence Schedule, Check-In, Check-out Documentation along with Utility Suppliers/Anglian Water/Council Tax notifications, Property Inspections & Reports (This is subject to a 12 month minimum contract). This cost will also be plus Credit References (see charges below)
