Welcoming all Landlords: we offer a professional, comprehensive lettings management service:

  • Free initial rental inspection advice for residential properties.
  • Free marketing of property on our company website/Rightmove & On The Market.
  • Tenant referencing, checks, rights to rent etc to include any Guarantor references that may be required
  • Inventory with Photographic Evidence
  • Production of the Assured Shorthold Tenancy Agreement
  • Monthly rental collections with payments to landlord within 3 working days along with detailed statement showing all income & expenditure over the year, simplifying completion of a tax return.
  • Periodic inspections of property during the tenancy.
  • Arrangements of the gas and electrical checks where necessary.
  • Informing utility companies of change of tenancy (gas/water/electricity, etc.).
  • Reporting and Organising any necessary repairs/maintenance.
  • Collection of a security deposit which is then protected in the government backed Deposit Protection Scheme. 
  • ARLA Propertymark membership
  • Production and delivery of any require Rent Increase Notices (S13) and Section 21 Notices or Section 8 Notices.

Letting Fees

Full Management Service

The Landlord will be liable to pay the Agent commission to be charged as a percentage of the gross rental income (subject to VAT) received from the tenant at a rate of 12% + VAT (14.4% inclusive. Subject to a minimum 12 month contract and subject to a min fee of £50+VAT (£60 inclusive of VAT) – whichever is the greater). Any additional charges incurred due to the maintenance, repair or servicing work carried out at the Property will be deducted from the net rental income and the balance will then be due to the Landlord.

  • If you require a TENANT FIND ONLY service this is available for a fee of £495.00. plus VAT (£594.00 inclusive of VAT). + Credit Reference £41.66 + VAT per applicant (£50 inclusive of VAT) – This service will cover the cost of advertising and general marketing brochures, internet advertising, In-House display, viewings and the administration of the required Credit References.
  • Should you require a more in depth, UNMANAGED CHECK-IN service to include inventory, a check in service, collection of deposit and first months rent together with the signing of a Tenancy Agreement and all other relevant documentation, this would be £750.00 plus VAT (£900.00 inclusive of VAT). + Credit Reference £41.66 + VAT per applicant (£50 inclusive of VAT. This service again includes all marketing, advertising, brochures, viewings etc.
  • Should a Tenant wishes to leave an un-managed property and a check-out Service be required by a Landlord there will be a charge of £325.00 + VAT

Landlords please note (on unmanaged properties) you must protect your tenant’s deposit.

Additional costs: (Managed Service)

In addition to commission the Agent will charge to the Landlord a £395.00 plus VAT (£474.00 inclusive of VAT) set up fee, production of a detailed inventory of the Property, Deposit Protection Services, Photographic Evidence Schedule, Check-In, Check-out Documentation along with Utility Suppliers/Anglian Water/Council Tax notifications, Property Inspections & Reports (This is subject to a 12 month minimum contract). This cost will also be plus Credit References (see charges below)

  • If instructed by the Landlord to re-let the Property there will be a charge of £395.00 plus VAT (£474.00 inclusive of VAT) for a new detailed inventory, brochures, viewings etc. Plus credit reference fees (see below)
  • As from 1st October 2008 rented properties will need a EPC .(with and E or above rating) If our assistance is required there will be a charge to Landlords of £50.00 + VAT (£60.00 inclusive) The certificate will last 10 years. If your property has been marketed previously within 10 years we can use the existing report.
  • Alternatively Landlords can provide there own documents to the Agent.
  • Referencing Fees. As from 1st June 2019 due to changes in legislation all landlords will be charged £50 per applicant, inclusive of VAT (£41.66 + VAT) for credit checks and referencing on any new tenants.
  • As of 1st July, 2020 all rental properties require an EICR (Electrical Installation Condition Report) This must be in place for all new tenancies. If our assistance is required there will be a charge to Landlords of £120.00 (no VAT). Alternatively Landlords can provide the EICR documents to the Agent.
